When a landlord has to evict an adamant tenant after the expiration of the lease term and dates indicated on the eviction notice, the landlord may initiate summary court proceedings called unlawful detainer action. A tenant is served with an unlawful detainer form to appear in court and defend him or herself or explain the resistance to move from the landlord’s property.
