A thirty day notice letter is given to a client who has probably fallen behind on payments and warns that legal action will be taken if the client is unable to pay within the thirty days. After the thirty days expire, the consequences are spelt out in the letter.

This is to inform you that you have fallen behind on your mortgage imbursements. You are therefore instructed to bring the mortgage up to date within 30 days from the date of this letter by sending the amount _________________to __________________________________ (company name) in the form of a cash transaction or certified check.

Receipt of less than the total amount owing includes, but is not limited to, the principal and interest and any other exceptional charges. Receipt of less than the total amount due does not put aside our right to claim the full balance due under the agreed terms of your mortgage agreement which you signed up for the property ___________________________ (Property address)
